Recycling disused land into a cash lump sum
A homeowner seeking to maximise the value of their spare land contacted us. When we surveyed the site, we concluded that the land could be developed with minimal disruption if we secured the neighbour’s cooperation and spare land in their garden. The first property owner’s land was a corner plot with a disused garage at the end of the garden and the neighbour’s was a mid-terrace with long narrow garden.
We approached the owners and discussed the opportunity to develop a nine metre wide strip of land crossing both gardens. Our proposal included buying both existing properties outright and to develop a new home on the surplus land. We included generating the drawings, submitting planning applications and covering all the costs.
Once planning permission was granted, we bought both of the properties from the original owners at a pre agreed above market value figure. The home owners were able to move on without the time and expense of using estate agents and having to prepare their homes for viewing. They were also chain-free, enabling them to move into their upsized new homes quickly.
